1. About Pool Villas

Pool Villas is a booking agent for holiday homes in Spain. We handle the administrative processing of your reservation and the receipt of the rental amount on behalf of the lessor. Key handover and on-site service are provided by the accommodation provider, with contact details included in your check-in documentation.
You book villas with private pools, holiday homes and apartments in Spain via Pool Villas. Each property shows features, prices, extra costs and availability.
The lessor is the owner or the manager appointed by the owner as stated on the booking form. Pool Villas is the booking agent. The accommodation provider is the local party responsible for key handover and on-site service.

2. Booking and availability

You book online via “Book now”. You will receive a confirmation once the reservation is confirmed by the lessor or by Pool Villas. Check your confirmation immediately and report any errors without delay.
“On request” means availability must first be confirmed. Click “Request availability”. You will then receive confirmation or alternatives.
An option is a temporary, non-binding reservation. The validity differs per property and period. You will see this when placing the option or in the confirmation.
Some large properties are also rented to smaller groups at an adjusted rate. Unused rooms may be locked. The permitted occupancy stated on the booking form always applies.
If all occupants are under 30 years of age, you may only book with prior written approval from Pool Villas. In case of violation, the reservation may be cancelled.

3. Prices, payment, security deposit and costs

The total rental price and all mandatory and optional costs are shown under “Prices” and on the booking form. Check this before booking. Obvious errors or misprints may be corrected.
The deposit must be paid within three working days after the reservation date. The balance is due by the due date stated on the booking form. If you book within four weeks before arrival, you pay the full rental price and, if applicable, the security deposit immediately.
The lessor may adjust prices due to changes in taxes, levies or external costs. After full payment, no increases will be applied unless agreed otherwise in writing. If a price increase occurs within three months after receipt of the booking form, you may cancel free of charge.
Additional costs such as tourist tax, pet fee, baby cot, pool heating or energy surcharges are listed on the website and on the booking form. Additional costs not included in the rental price must be paid before arrival unless stated otherwise.
The security deposit amount may differ per property. You pay the deposit at booking or on arrival, depending on the agreement. After the end of the rental period, the deposit will be refunded within eight days, provided the property is returned in good condition. Damage or loss will be deducted from the deposit. If damage exceeds the deposit, you must pay the difference immediately.
In case of unusual or excessive consumption, the lessor or Pool Villas may charge additional costs. These will be settled separately, for example at departure or periodically during longer stays, if applicable.

4. Cancellation and changes

Cancellation must always be in writing. The deposit is always due and non-refundable. If you cancel within 60 days before the start date, you also owe the full rental amount, unless Pool Villas agrees otherwise in writing. If you booked via an external portal, the terms of that portal apply.
Changes are only valid after prior written approval by Pool Villas or the lessor and by you. Extension is possible if the accommodation is available. Price adjustments and costs may apply. Extension or shortening may change the reservation classification due to the total length of stay.
In case of serious circumstances or force majeure, the reservation may be cancelled and the amount paid will be refunded. To maintain quality, Pool Villas may, if necessary, offer a comparable accommodation. If replacement is not possible, the amount paid will be refunded.

5. Before and during your stay

You will receive the check-in documentation well before arrival. It includes the address, route, key handover, contact details of the accommodation provider and emergency numbers.
Standard arrival time is between 16:00 and 18:00. If you expect to arrive after 18:00, please inform us in advance. Departure is no later than 09:30. Late departure may result in charges and may affect the security deposit.
You must leave the accommodation broom-clean, vacated and tidy. Return furniture, do the dishes, tidy up and dispose of waste at the designated points. Failure to comply may result in additional cleaning or disposal costs. The accommodation provider may perform a final inspection.
In general, bed linen and towels are included. Always check the property page and the booking form. In some cases, you collect or change bed linen yourself at reception or during key handover.
Pets are only allowed with explicit permission and when stated on the booking form. Additional conditions and costs may apply. Bringing a pet without permission may result in immediate termination of the rental agreement and additional charges.
Facilities differ per property. Check the property description and the booking form. We cannot guarantee that all TV channels are available. Interruptions of water, electricity or internet may occur and are beyond the control of the lessor or provider.
Parties or events are only allowed with prior written permission. Without permission, the rental agreement may be terminated immediately and additional costs for cleaning, damage and nuisance may be charged. Noise audible outside the accommodation is not allowed without permission.
Yes. A maintenance worker for the garden and private pool usually visits periodically. You are required to grant access. If you refuse access and this causes damage or extra work, costs may be charged. Never operate pool installations or irrigation systems unless permitted.
Report this immediately to the accommodation provider or via the emergency number. Damage may be deducted from the security deposit. You are jointly and severally liable for damage caused by yourself and co-occupants.
Tourist registration is mandatory. You must complete the registration fully and correctly within the specified time frame. Fines due to incorrect or missing registration are at your expense.
No. The reservation applies only to the number of persons stated on the booking form. Exceeding this may lead to termination of the rental agreement and forfeiture of the deposit. To add extra persons, request prior written approval. This may be refused or may incur additional costs.
Report a defect or complaint immediately on site to the accommodation provider or to Pool Villas. This gives us the opportunity to resolve it. If not resolved, submit your complaint in writing and with reasons within two weeks after departure. If you leave early or relocate without consultation, your right to a refund lapses.
Charging via the property’s electricity supply is prohibited without prior written permission. If permission is granted, conditions and costs may apply. Non-certified charging methods are prohibited. Damage caused by improper or unauthorized charging is entirely at your expense.

6. For owners

You register your property via poolvillas.com/owners. We review the application and contact you about publication, service and agreements.
Your property may be published on our websites and via selected external channels, depending on the agreements and property suitability.
This can be arranged via your own management or via local service partners. The agreements are recorded in the cooperation and in the operational procedures.
Rental income is generally declared in the country where the accommodation is located. Contact your tax advisor for your specific situation.
Yes. You block periods according to the agreed procedure. This prevents overlap with reservations.
